American Healthcare REIT, Inc. is a self-managed real estate investment trust (REIT) that owns a diversified portfolio of clinical healthcare real estate properties, focusing primarily on medical office buildings (MOBs), senior housing, skilled nursing facilities (SNFs), hospitals and other healthcare-related facilities. It operates through six segments, which include integrated senior health campuses, MOBs, SHOP, SNFs, senior housing – leased and hospitals. Its integrated senior health campuses each provide a range of independent living, assisted living, memory care, skilled nursing services and certain ancillary businesses. The senior housing – leased and skilled nursing facilities are single-tenant properties for which the Company lease the facilities to unaffiliated tenants. In addition, its senior housing-leased segment includes its debt security investment. Its MOBs are typically leased to multiple tenants under separate leases. Its SHOP segment offers senior housing facilities.
